Construction Dust Is Not Ordinary Dust
Drywall dust, silica residue, paint chips, adhesives: construction residues are abrasive, keep resettling for days and damage brand-new finishes when wiped incorrectly. Regular janitorial service is not equipped for this — it is a specialized operation.
The Three-Pass Method
Pass 1 — Rough clean: debris removal, scraping of plaster residue and labels, industrial vacuuming of all surfaces including walls and ceilings.
Pass 2 — Detail clean: windows and frames washed, exposed ducts and light fixtures dusted, cabinets cleaned inside and out, floors deep-washed.
Pass 3 — Final touch: a few days later, once residual dust has settled, a last complete dusting and surface polishing before key handover.
When to Schedule
Pass 1 happens as soon as major work ends, before furniture installation. Pass 3 must be the last activity on the schedule before occupancy: any trade intervention after it cancels its effect. Allow 48 to 72 hours between passes 2 and 3.
